Judy Perkins

Based in Simi Valley, Mrs. Perkins was facing a tenant who did not want to pay rent anymore and refused to leave. The tenant, like many tenants during Covid, thought it was ok to not pay rent and stay in the property indefinitely. Each County dealt with Covid differently, and after reading the local Covid protection laws we were able to send the proper notice and start the eviction process. Faced with no other options, the tenant eventually agreed to move out the day before our trial date.

Salinas Landscape LLC

Mr. Salinas initially came to me with a frivolous employee dispute. We were able to get the employee’s attorney to stop representing him drop the case before they filed a lawsuit. During Covid, Mr. Salinas started having issues with tenants in Carpinteria and returned to my office for assistance. We were able to remove all but one tenant before filing the eviction proceedings in Court. We settled during litigation and the last holdout tenant eventually agreed to move out.

The Garcia Family

The Garcia family purchased their property in Compton. Unfortunately, the Seller and Broker didn’t follow the local disclosure rules and failed to notify them of, among other issues, a leaky roof and unpaid property taxes. In the interest of settling the case, I personally went with the Seller to the County Assessor’s office to determine who owed the taxes. We were forced to request mediation under the Residential Purchase Agreement (RPA). During mediation, which the Seller delayed for a few months, the Parties reached a settlement and the Garcia family received much-needed funds to repair their Property.
